As the weather gradually warms back up, the housing market begins to follow suit. March is historically the time of year when people start listing and searching for homes in the Midwest, and Romeo is no exception.
Many factors make this a great time of year to buy. From warmer temperatures to more flexibility in schedules, springtime is when buyers and sellers tend to start returning to the market, according to Scott and Anna Rivard, associate brokers and cofounders at Rivard, Aul & Associates, who said “March is the sweet spot.”
“Listing early in the spring allows sellers to capture the attention of families looking to settle in before school ends, plus it’s prime time when buyers are more active after the winter slow-down,” Scott said. “It’s all about getting ahead of the busy summer season when competition really heats up.”
Market conditions
Robert Seggie, Keller Williams realtor and VP of sales, said that overall, the housing market in Romeo is currently very competitive, with prices continuing to rise and up from last year. Homes have continued at a median list price of $425,000, and an average of $217 per square foot.
He said they typically stay on the market an average of 18 days, often with waved contingencies, marking for a strong sellers market.
“For sellers, this competitive landscape suggests the potential for favorable sale conditions. Buyers, on the other hand, should be prepared for swift decision-making and possible bidding wars,” Seggie said.
“These trends suggest a robust seller’s market in Romeo, with rising home values and quick sales,” Seggie said. “Sellers can capitalize on these conditions by preparing their homes effectively, while buyers should be ready to act swiftly and competitively.”
Scott and Anna stressed the importance of curb appeal and home appearance to attract buyers. A welcoming front porch, and minimal interior design can help make an impression and show buyers what a home could be for them.
“It’s not about over-decorating; it’s about showing the potential. And if you’re in a charming historic home, don’t shy away from highlighting those unique features, like original woodwork or stained glass – buyers love that character.”
Seggie also emphasized the importance of having your home look its best at all times, so you will be ready when the right buyer comes along.
“The market may shift, but one thing remains constant—homes that are well-prepared and well-marketed will always attract the right buyers,” Seggie said. “Position yourself for success, and the results will follow.”
Tips for buyers
With high prices and low inventory, unlike the sellers market, buyers may have to look at more houses and make more offers before they find their perfect home, and get creative with their offers. There is a lot of competition, and some homes in good condition will even sell for above asking and potentially put buyers in a bidding war, Scott and Anna said.
“Homes near the downtown area or with unique, hard-to-find features tend to attract the most attention. If you’re selling, be ready for fast action – and buyers, be prepared to move quickly and possibly get into a bidding situation.”
Despite the real estate market heating back up, Seggie urged those in the market to buy to take their time. He stressed the importance of taking time to find the place that checks most of their boxes–the spot they are truly meant to call home.
“The right home isn’t just a place—it’s a feeling,” Seggie said. “Stay patient, stay prepared, and when the moment comes, trust that the right opportunity will meet you where you’re meant to be.”
